Sendero Sur sits on 100 acres (40 hectares) in Nahuel Huapi National Park, between Lakes Gutiérrez and Mascardi, beneath Cerro Catedral Sur, thirty minutes from the Bariloche International Airport. We built the team to deal with the slow, difficult work ourselves — the permits with the National Parks administration, the environmental and land studies, the core infrastructure, and the masterplan. Your investment directly funds a cabin you can enjoy; everything underneath and around it is already handled.
You fund the construction and furnishing of your cabin through a fideicomiso (trust) that builds and operates it, and it joins the Sendero Sur rental pool — professionally marketed and hosted alongside the rest of the retreat — so it works for you instead of sitting idle. Only a small, fixed number of cabins are open to investors: one mountain cabin with Lake Gutiérrez views, six forest cabins — three by the mallín and three near the mountain — and a larger family cabin, all by the award-winning studio OJA Architecture, finished with your choice of siding.

Every Sendero Sur cabin is shaped around the exact spot it stands on. Low-impact footprints and durable materials made for long stays in every season.
The cabins range from intimate cabins for two to a larger family cabin for four or five, all by the award-winning architects. The Lagartija crowns the mountain, framing Lake Gutiérrez. Three forest cabins mirror its design with views over the mallín; three more sit closer to the mountain — nearest the climb to the miradores, the arroyo, and the Cascada de Duendes — and are still to be designed, with sizes ranging from 40–65 m², sleeping two to four. A family cabin of roughly 65–100 m² suits four or five. Each cabin is delivered with a built-in kitchen, bath, and heating; loose furnishings (FF&E) are arranged separately.

In return you hold a participation in a fideicomiso (trust) tied to your cabin and earn from the managed rental pool. A small, fixed collection is open to investors.
Prices are quoted on an estimated per-square-metre basis: these are informed estimates only, and final values are variable. The per-square-metre figure is a construction (build) cost — it covers the cabin and its built-in fixtures (kitchen, bath, heating) but excludes FF&E (furniture, fixtures & equipment): loose furniture, appliances and soft furnishings, which are budgeted separately. All figures are offered for discussion — not fixed prices, not an offer of securities, and not a guarantee of return. Final costs depend on the cabin, site, finishes, and conditions at the time of building, and are subject to change.
Your cabin doesn't have to sit empty between visits. Place it in the Sendero Sur rental pool and our team takes care of everything — marketing, bookings, guest hosting, cleaning, and upkeep — as part of the wider retreat experience that draws guests to the property.
You decide when to use it and when to rent it. You receive a share of the income your cabin generates, with transparent reporting on bookings and revenue.

Your investment is structured through a fideicomiso (trust) that funds, builds, and operates your cabin. You hold a participation in that trust, tied to your specific cabin, which entitles you to a share of its rental income and agreed personal use for the term of the trust. The land itself remains owned by the Carbone/Chisenhall family — it is not subdivided or sold, which is both normal and required for property within Nahuel Huapi National Park. Your own lawyer or notario reviews the trust and agreements before anything is signed, and we provide the full documentation when you inquire.
Investors will have the chance to fund eight of the Sendero Sur cabins, to be enjoyed for personal use and/or entered into our rental pool for a chance to earn rental income. The cabins with completed designs are the Lagartija mountain cabin with Lake Gutiérrez views (50 m², sleeps 2) and three forest cabins with mallín views (50 m², sleeps 2). The cabins not yet designed are three cabins near the mountain (ranging from 40–65 m²) and a family cabin for four to five (≈ 65–100 m²). The events Lodge is planned to be available for funding in the next phase.
Yes — you'll be able to choose from a selection of approved siding materials, as well as some interior finishes. Some restrictions apply, as we're committed to achieving a cohesive Sendero Sur look.
The Sendero Sur crowdfunding campaign offers prepaid future stays — you're investing to own and build a piece of an authentic regenerative Patagonia experience. This is a different, larger commitment: you fund a cabin of your own through a fideicomiso and have the opportunity to earn rental income from it. The two are independent; you don't need to be a campaign backer to own a cabin.
Yes. You set aside the personal-use time you want and make the rest available to the rental pool. Your owner-use nights and how bookings are coordinated are spelled out in your management agreement.
Our team markets, books, hosts, cleans, and maintains your cabin as part of the retreat. You receive a share of the income it generates, paid on an agreed schedule, with transparent reporting.
Your return on capital is the income your cabin earns in a year divided by what you contributed to build it. We model it conservatively. The nightly rate is the simple average of our three seasonal rates — for the Lagartija, $200 low season, $225 shoulder and $250 high season, an average of $225 (the forest cabins average $175). You reserve two weeks a year for your own use — one week in high season and one in the shoulder season — so those 14 nights are blocked from the rental pool, leaving 351 nights available to rent. We assume roughly 45% of those nights are booked (with conservative and optimistic cases at 35% and 60%). From the gross rental revenue we deduct about 28% for operating costs (cleaning, hosting, marketing, maintenance) and a 25% land & management fee to Sendero Sur, then split what remains 70% to you and 30% to us.
Your participation in the fideicomiso is intended to be transferable, subject to the terms of the trust and applicable law. We'll set out exactly how transfers work in the documentation so you have clarity from the start.
Taxes, operating costs, and how they're shared depend on your residency and the final structure, so we don't generalise here. We'll lay out the expected costs in writing and recommend you confirm the tax treatment with your own advisor before committing.
We're in the planning and approval phase, targeting first construction in early 2027. Cabin builds are sequenced with the masterplan; we'll give you an honest, specific schedule for your cabin as part of the agreement and keep you updated throughout the build.
Off Route 40, between Lake Gutiérrez and Lake Mascardi, about 30 minutes south of Bariloche and its international airport, in Río Negro, Argentina. The access road suits standard vehicles.
